RATE 1800/- PER SQFT

(Rate very as per requirement)

  • Excavation.
  • Cleaning of the site, making hutments for labor.
  • Columns and brick foundation.
  • Columnsize to be 9" x 14" 4 bar on 16mm, 2 bar of 12 mm.
  • Brickwork to be 2 ft 6 inches high.
  • R.C.C roof slab.
  • Plinth beam to be9"xl2" with 6,12 mm bars.
  • R.C.C. work in M20/M-25 (walls, footings, columns, stairs, beams, slabs,underground storage tank etc.) APP membrane 3 mm thick to be pasted (with torch)over DPC which in turn will be placed over plinth beam.
  • No RMC (Ready Mix Concrete) to be used.
  • Admixture to be used in total R.C.C. work. Co-Dr. Fixit-LW1OO.
  • Ply/Steel shuttering to be used in columns,fascias, beams, slabs etc with shuttering oil.
  • Grade of steel -500n/mm2Co. Tehri Gold Steel.
  • Only washed Paontabajri and crusher to be used in R.C.C.
  • Cement grouting using LW-100 admixture from Dr. Fixit in 1:6.
  • Mixer and vibrator to be used throughout the construction.
  • Mud-filling inside the rooms (upto plinth level).No malba or organic material to be used in filling.
  • Plinth level not to be = 3"-6" from the highest point of the adjoiningroad.
  • Cement use: --(i) Ultratech(ii)ACC (iii)Ambuja.
  • Anti -termite treatment to be done in three stages (Foundation/Flooring/Apron).
  • Clear height of each floor should not be less than 11'-0".
  • Damp Proof Coating (DPC) = 2" thick in 1:5 cement: sand ratio mixed with water proofing compound and with APP membrane 3mm(pasted with torch) underneath it.
  • Toilets floor to be sunk to make provision for sanitary pipes.
  • All external walls to be 230mm(9 inches) thick.
  • 230 mm thick b/work with 1stclass bricks (as stated, the 1st class bricks in ratio- l:6.
  • 115 mm thick b/work with 1stclass brick course in 1:4 cement, sand ratio.
  • Fixing of D/W frames along with b/work with a minimum of three anchors/hold fast.
  • Corbels/offset in b/work to be done if required.
  • Niches to be provided as per the drawings.
  • All walls, beams, roofs & b/work to be plastered, withl:6 cement:sand.
  • Wire mesh to be fixed at the junction of brick and R.C.C.
  • Plain plaster internal and external in ceiling,beams and edges1:4(1 cement: 4 fine sand) and walls 1:5(1 cement:5 fine sand). Water proof compound to be mixed in plaster at critical areas.
  • Rough Plaster to done for fixing tile.
  • External plaster will have designs in the front as per the drawings
  • RCC slabs to be casted wherever required (In- store, almirah etc).
  • Two coats of pidifin 2k (dr fixit) to be applied on all the internal and external wall surfaces till 4 ft. before plastering.
  • RCC lintel beams to be provided in all the openings (as per the drawing) with sunshades 2'- 6" wide 3" thick at 7'-0" in ground & first floor(Wherever required as per the drawings).
  • RCC slabto be min 5" thick or as/specified in the drawings with steel plate shuttering.
  • RCC mix to be M20/M25 as specified. Steel as per the drawing.
  • Mixer & vibrator to be used.
  • Khaskagola/corbelling under roof and sun shades in front elevation, work as per the drawings
  • Ply/steel plate shuttering to be used.
  • RCC slabs to be provided in store and wherever required.
  • RCC slabs in utility for washing machine below counter and storage space shelves above with covers.
  • RCC shelves in store room.
  • All the sunken portions of the toilets to be filled with brick ballast &and to be made water tight with two coats of pidifin 2k finished with PCC (Plain Cement Concrete). Weep hole to be provided in all the wash rooms.
  • Finishing - All room floors to have vitrified tiles/pre-laminated wooden flooring or as specified in the drawings cost not less than Rs. 70/-sqft. Co. KAJARIA ETERNITY, NITCO, or equivalent.
  • All toilets will have anti- skid tiles in the floor and walls will have glazed vitrified tiles till 7ft(door level) rate to be not more than Rs. 50/-Sqft.
  • Anti- termite treatment to be used in junction of walls and floor with 7.5 liter per meter to be poured along the periphery.
  • Base of flooring should have (a) Brick ballast = 3" thick (b) Sand filling = 3" thick (c) PCC = 3" thick in ratio of 1:4:8 & plate vibrator to be used while laying PCC.
  • All window cills and stair treads to have granite ledge with half moulding on both sides. (Cost not less than Rs. 70/- sqft).
  • Kitchen to have glazed vitrified tiles 2 ft above the counter and normal white tiles behind the cabinet.
  • Stairs to have granite treads (cost not less than Rs. 70/- sqft) & risers to have vitrified tiles as per selection (cost not less than Rs. 70/- sqft).
  • 2'6" wide Apron to be made all along the building(after doing anti-termite treatment all around).
  • Steps /ramp leading to G. Floor wherever shown in the drawings.
  • Over head water tanks to be providedfood grade – white/black color)@500 Liter Company- Sintex over a pre-fabricated m.s platform.
  • Manholes to be connected with PVC pipes & discharged to the last man hole.
  • CPVC pipes to be used.
  • Company - Astral.
  • S.W.P, W.W.P and R.W.P. will be from Co. Supreme pipes.
  • Diverters (in basin and shower) to be provided in all the washrooms.
  • Geyser provision.
  • Provision for Laundry,dishwasher etc.
  • All rainwater pipes to be connected with an underground drain,manholes & the same to be diverted into a rainwater harvesting tank (before passing through the de -silting chamber) of apprx. 5000 litercapacity. The surplus water should get diverted to the recharge pit.
  • Seat- Wall hung W.C. with seat cover, jet spray and health faucet.
  • In wall tank - Diverters (Hot &Cold water Mixers) for WC(s).
  • Wash Basin - Under the counter basins.
  • Wash Basin Counter- to be of granite stone cost = 170 per sqft.
  • Vanities- in basin area to be provided.
  • Diverter in bathing area.
  • Wall Diverter in wash basin.
  • Over head shower.

  • Plastered surfaces - Two coats of Apex Ultima over one coat of Snowcem & Primer.
  • OIL BOND paint from Co. Asian over two coats of Birla putty in living area& lobby.
  • Oil bound distemperover 2 coats of Birla putty base in other areas.
  • All metal work should have two coats of enamel paint over primer.
